ABOUT US

windoWE is a data-driven platform designed to standardize and quantify third-party warehouse and fulfillment pricing.

The 3PL market has historically lacked consistent benchmarks. Pricing structures vary widely across providers, shaped by differences in facility economics, labor models, customer mix, and contract design. As a result, most pricing decisions are made with limited reference points and incomplete information.

windoWE addresses this by reconstructing warehouse cost structures from the ground up. The platform integrates external market inputs, including industrial real estate conditions, labor dynamics, and regional operating constraints, with normalized rate data to model how pricing is formed at the facility level.

Each dataset is standardized to a common framework, allowing for direct comparison across providers, geographies, and operating profiles. This removes inconsistencies caused by varying rate structures, accessorial definitions, and contract formats.

The output is a set of comparable, market-aligned benchmarks across core cost drivers such as storage, handling, and throughput. These benchmarks are not directional estimates, they are structured representations of how pricing behaves under specific operating conditions.

WHERE OUR RATES COME FROM

windoWE doesn’t estimate warehouse pricing, we reconstruct how pricing is formed.

We combine:

  • Market cost drivers (real estate + labor by region)

  • Standardized warehouse economics (storage, handling, pick rates)

  • Real-world pricing inputs (contracts + RFPs, anonymized)

To produce market-aligned rate guidance grounded in how warehouses actually operate.

Reconstructed from real warehouse costs. Validated by actual market pricing.

How windoWE Reconstructs Warehouse Pricing

1

Market Cost

Foundation

Real estate + labor inputs by market

→ Lease rates (150K+ sq ft facilities)
→ Build-out + operating costs
→ Fully loaded labor
(wages + benefits)

2

Standardized Cost

Model

We reconstruct how pricing is formed at the unit level

→ Storage (pallet / sq ft)
→ Handling (inbound / outbound)
→ Pick & pack productivity
→ Productivity metrics

3

Real-World

Rate Inputs

Validated against actual market pricing

→ 3PL contracts
→ Live RFP proposals
→ Facility-level metrics

(All data anonymized + normalized)

4

Market-Aligned

Rate Output

Cost structure + real pricing combined

→ Service-level rates
→ Standardized 3PL margin
→ B2B vs D2C delineation

5

Your Operation

Applied

Contextualized to your business

→ Volume + complexity
→ B2B vs D2C mix
→ Network structure

We don’t guess rates, we rebuild them from the underlying cost structure and validate them against the market.
